Chino runs from older neighborhoods with mature yards to newer streets in the south like The Preserve, and on both ends we mostly get called out for the same thing, a covered patio on a concrete slab that the family wants to use as a real room. The houses have a lot in common with what we see next door in Ontario and in Chino Hills, so many of the decisions carry over from one city to the next.
Parts of southern Chino, including areas around The Preserve and Prado Dam, are mapped in fire hazard severity zones, so if you're down there I'll check where your lot falls before we plan the room. Everywhere else, the bigger question is whether your slab and patio cover can carry walls and a roof, because that decides what kind of room the space can hold.
What to know before building a sunroom in Chino
The City of Chino's Building Division issues building permits for all work except what the state codes exempt, and its exempt examples are things like painting, carpet and tile, not new rooms, so for a sunroom or enclosure the city's own advice is to call the Division and ask. When your job needs a permit, we prepare the plans, handle the city paperwork and keep you posted on where it stands, and I'll tell you at the estimate who's pulling it, since the city's review and inspections usually set the pace more than the build does. Before you hire anyone, ask to see a California contractor's license and a Chino business license, which the city requires of every contractor working here, out-of-town ones included. We're licensed and fully insured.
What moves the price is the size of the room, whether it's a screened space or a fully insulated room you'll heat and cool, the glass and roof panels you pick, and how much work the slab or deck needs before we build on it. The schedule turns mostly on the permit and on getting materials in, and you'll get your own figure at the on-site estimate. We do the same work in Rancho Cucamonga and the other cities around Montclair, and in Chino our crew lead runs the build with our installers, the same as anywhere else we work.
Services in Chino, CA
Patio-to-sunroom conversion
Most Chino calls start with a covered patio on a slab that's too hot to sit under by midafternoon. We check whether the slab and the cover can take walls and a roof, then close it in as a room you'll actually use.
Custom sunrooms
Lot shapes and rooflines vary between Chino's older streets and its newer neighborhoods, so a stock kit doesn't always line up with the house. When it doesn't, we build custom sunrooms sized to your yard and tied into your existing roof.
Four season sunrooms
If you want the room year-round, it has to handle hot summer afternoons and the cold winter nights Chino gets too. We insulate the walls, roof and floor and pick the glass for that, so the room isn't a hot box with a nice view.
Three season sunrooms
Plenty of homeowners here only want the room for spring, fall and mild evenings, and that's a fair call. We build it lighter and skip the full insulation package, so you're not paying for heating and cooling you won't run.
Patio cover installation
Sometimes the right first step against Chino's sun is shade, not walls. We put up patio covers and can size the posts and footings so walls can go on later if you decide to enclose it.
Deck-to-sunroom conversion
Raised decks behind some Chino houses get more sun than shade and sit empty most of the summer. We check the framing and footings first, because a deck built for patio chairs often needs work before it can hold a room.

Frequently asked questions
How long does a building permit last in Chino?
The city's permit FAQ says a building permit expires 180 days after it's issued, or 180 days after work stops or is abandoned. The Building Official can grant one 180-day extension at no cost, but only if a letter giving the reason arrives before the permit expires. That FAQ was written before the current code, so it's worth confirming, and on jobs where we pull the permit we keep an eye on that date for you.
Does an out-of-town contractor need a Chino business license?
Yes, the city requires a Chino business license from anyone doing business in the city, and that includes contractors and servicemen from out of town. The license is good for one year and has to be renewed even if the city's courtesy notice never shows up, so it's fair to ask any contractor you're considering to show a current one.
When does a contractor need a California state license to build a sunroom?
The state Contractors State License Board says anyone who builds or alters a building or other structure in California needs its license when the project requires a building permit, uses any additional workers, or costs $1,000 or more in labor and materials across one or more contracts. A sunroom usually meets at least one of those, so ask to see the license before you sign anything.
How do I keep a sunroom cool during Chino summers?
Insulate the roof and walls and choose glass made for heat, because a normal Chino year brings about 99 days at 90°F or hotter, 23 of them at 100°F or more, with August afternoons around 96°F. Nights here also drop to freezing about 11 times a year, so a room you plan to use in every season has to hold heat in as well as keep it out. I'd rather settle that at the estimate than have you buy a bigger air conditioner later.
How much does a sunroom cost in Chino?
It comes down mostly to size, how the room is insulated and glazed, and how much the slab, deck or patio cover needs before we build, so I give you a figure at the on-site estimate instead of a guess over the phone. A screened or three season room costs less than a fully insulated four season room, reusing a sound slab or cover can keep the price down, and plans and permit work add to it when the job needs them.
How do I schedule a building inspection in Chino?
You can call the city's inspection line at 909-334-3252 or use its Request an Inspection form, and calling before 3 pm can get you a next-day inspection. Inspectors check the work in the field against the city's codes, and when we're handling your permit, we take care of those requests and let you know when the inspector's coming.
